RESPECTING OUR NEIGHBOURS

Our apartments are located within quiet residential communities, so we kindly ask guests to be considerate of neighbours and keep noise to a minimum, especially during the evening and overnight hours.

Unfortunately, this means our accommodation is not suitable for parties, events, large gatherings, or any stays likely to cause excessive noise or disruption.

If we receive complaints regarding noise or antisocial behaviour, we reserve the right to end the stay early where necessary.

Smoking and vaping are not permitted inside the apartments or communal areas.

If smoking is detected within the property, additional cleaning and deodorising charges may apply.

Please ensure that only guests included on the booking stay overnight at the property unless agreed with us in advance.

We simply ask that guests treat the apartment with care and leave it in a respectful condition.

Any damage, breakages, or excessive cleaning requirements may result in additional charges.

Check-in: From 3:00 PM
Check-out: By 11:00 AM

Where possible, we’re always happy to help with early check-in or later check-out requests, subject to availability.

Pets are only permitted where agreed in writing before arrival.

For everyone’s safety and security, guests may be asked to provide valid photo identification before check-in.

Please remember to lock doors and windows whenever leaving the apartment.

We understand items can occasionally be left behind. While we cannot accept responsibility for lost belongings, we’ll always do our best to help reunite guests with their items where possible.

TERMS & CONDITIONS

BOOKING CONFIRMATION

A booking is confirmed once payment has been successfully received and confirmation has been issued.

Guests may cancel free of charge up to 7 days before the start of their booking.

Cancellations made within 7 days of arrival may be non-refundable unless otherwise stated within the booking terms.

Full payment, or any required deposit, must be received prior to check-in.

We reserve the right to cancel bookings where payment has not been completed.

By making a booking, guests agree to cover the cost of:

Damage to the property
Missing items
Excessive cleaning requirements
Breaches of house rules

Charges will only be applied where reasonably necessary.

Breach our house rules
Cause disruption to neighbours
Involve unauthorised parties or events
Present a risk to the property or other guests
Liability

While we make every effort to provide a safe and comfortable stay, guests remain responsible for their personal belongings during their visit.

We are not liable for loss, theft, or damage to personal possessions unless caused by our negligence.

In rare situations outside of our control — including severe weather, utility failures, government restrictions, or emergency property issues — we may need to cancel or amend bookings. In such cases, we will always aim to provide as much notice and assistance as possible.

We take your privacy seriously and are committed to protecting your personal information in line with UK GDPR and data protection laws.
